Your Privacy Matters

Version 2.1  ·  Last updated: July 6, 2026  ·  Effective: July 6, 2026

Udabyte LLC d/b/a FinancialHealth.io ("we," "us," or "our") operates the FinancialHealth.io platform, a personal financial management tool for real estate investors and high-net-worth individuals. We take the privacy and security of your financial data seriously. This Privacy Policy explains what data we collect, how we use it, who we share it with, your rights under applicable law, and our security practices — including encryption.

1. GLBA Financial Privacy Notice

Notice to Customers — Gramm-Leach-Bliley Act (GLBA)

The Gramm-Leach-Bliley Act (15 U.S.C. § 6801 et seq.) requires financial institutions that significantly engage in financial data activities to provide customers with a privacy notice. We provide this notice to be transparent:

QuestionOur Answer
Does FinancialHealth.io share your personal financial information with third parties for marketing? No — we never share or sell your NPI for marketing purposes.
Can you limit sharing?Yes. We only share with service providers necessary to operate the platform (see Section 4). You can delete your account at any time.
Who is providing this notice?Udabyte LLC d/b/a FinancialHealth.io, a Georgia LLC operating the FinancialHealth.io platform.

We maintain a written information security program (WISP) with administrative, technical, and physical safeguards proportional to the size of our operations, as required by the GLBA Safeguards Rule (16 C.F.R. Part 314).

Access to customer financial data is audit-logged. Audit logs are retained for a minimum of one year and exported monthly to encrypted cloud storage, consistent with GLBA Safeguards Rule requirements for access monitoring.

2. Information We Collect

The table below describes the categories of personal information we collect, why we collect it, and how long we retain it.

What We Do NOT Collect

  • Full payment card numbers (PAN), CVVs, or raw ACH account numbers — Stripe handles these
  • Bank login credentials — Plaid handles authentication directly in their secure OAuth flow; your credentials never reach our servers
  • Government-issued ID photos or biometric data
  • Location data beyond what you enter manually (city, state)

3. How We Use Your Information

  • Provide and operate the FinancialHealth.io platform and all its features
  • Calculate financial metrics (NOI, equity, cap rate, net worth, cash flow)
  • Sync bank and investment account data at your direction via Plaid
  • Process rent payments through Stripe Connect (we are not a payment processor and never hold funds)
  • Send notifications about lease expirations, payment due dates, and alerts you configure
  • Generate reports, tax summaries, and Schedule E data you request
  • Improve platform features and fix bugs using anonymized, aggregated analytics
  • Comply with applicable laws and respond to lawful legal requests
  • Detect and prevent fraud, abuse, and security threats

We do not sell, rent, or trade your personal or financial data to any third party, ever.

We do not use your financial data for advertising, profiling, or to train AI/ML models belonging to third parties.

4. Third-Party Services We Use

We share data with the following service providers under contractual data protection agreements. Each provider governs its own data practices under its privacy policy:

Stripe
Subscription billing and rent collection. Receives billing name, email, and payment method. Stripe is PCI-DSS Level 1 certified.
Plaid
Primary bank and investment account sync. You authenticate directly with your bank through Plaid's secure OAuth flow — your bank credentials never reach our servers. We receive only read-only transaction, balance, and account metadata. Plaid is SOC 2 Type II certified and PCI-DSS Level 1 certified.
Cloud Storage & AI Gateway
Encrypted document storage (leases, statements, closing disclosures — encrypted at rest), and routing of AI API requests through our AI gateway on their way to our AI provider, where request metadata may be logged for rate-limiting and abuse prevention.
Google (Drive)
Optional document backup. Receives only files created by FinancialHealth.io in your Drive. OAuth token stored encrypted.
Microsoft (OneDrive)
Optional document backup. Same scope as Google Drive. OAuth token stored encrypted.
Resend
Transactional email (notifications, alerts, receipts). Receives your email address and message content only.
Sentry
Error monitoring. Stack traces are anonymized — we configure Sentry to scrub PII from error reports before transmission.
Google OAuth
Optional sign-in only. We receive your name and email address. No other Google account data is accessed.
Cloud Hosting
Our cloud hosting provider. Your data resides on managed cloud infrastructure with encryption at rest.
AI Provider
A trusted third-party AI provider powers the AI features across the app — the AI Assistant, AI Insights, Monthly Review, automatic transaction categorization, financial briefings and digests, and optional AI import of PDF or photo bank statements. For the assistant, insights, and briefings we transmit an anonymized, aggregated financial snapshot (dollar totals, percentages, category buckets, property types, and counts) with personal identifiers removed. For automatic transaction categorization, individual transaction descriptions and merchant names are transmitted so the model can classify them. For the optional statement-import feature, the document you choose to import is transmitted so the model can extract its transactions. Under our AI provider's API terms, your inputs and outputs are not used to train models, and data is retained only briefly (typically up to 30 days) for trust and safety purposes, then deleted. We may change providers over time; any provider is bound by equivalent contractual data-protection terms. See §4a for details.

We do not use data brokers, ad networks, or data enrichment services.

4a. AI Features and Data Transmitted to Our AI Provider

Several features — including the AI Assistant, AI Insights, the Monthly Review, automatic transaction categorization, periodic financial briefings, and the optional AI import of PDF or photo bank statements — are powered by a trusted third-party large language model provider. Depending on the feature, our servers transmit the data described below to that provider's API to produce a response. We may change AI providers over time to use whatever best serves you; any provider is bound by equivalent contractual data-protection terms.

AI Assistant, Insights, and briefings — an anonymized, aggregated snapshot:

  • Aggregated dollar totals (net worth, income, expenses, account balances by category)
  • Derived ratios and percentages (savings rate, FI progress, passive coverage)
  • Property metrics: type (e.g. "Single-Family"), value, equity, occupancy rate, and rent roll — no addresses
  • Expense category buckets (e.g. "FOOD: $800/mo")
  • Lease count and expiry proximity — no tenant names

Automatic transaction categorization:

To classify your transactions, individual transaction descriptions and merchant names are transmitted to our AI provider. This runs automatically — including a nightly background process — for transactions we cannot categorize by rules alone, and only after you have enabled AI features.

Optional statement import:

If you import a PDF or photo bank or credit-card statement, the document you upload is transmitted to our AI provider so the model can extract its transactions. Because the statement is sent as-is, it may include details printed on it such as your name, account number, or financial institution. It is used only to extract your transactions.

What is never sent to our AI provider, in any feature:

  • Financial-institution login credentials or bank passwords (these never reach our servers)
  • OAuth tokens or API keys
  • Social Security Numbers, tax IDs, or government identifiers

Our AI provider's API terms of service prohibit using API inputs and outputs to train models. API data is retained only briefly (typically up to 30 days) for trust and safety review purposes, after which it is deleted. FinancialHealth.io does not control the provider's internal retention practices beyond these contractual terms. Data is only ever transmitted after you have explicitly enabled AI features; you can withdraw that consent at any time in Settings, which stops all further transmission.

All AI features are optional and off until you enable them. Once enabled, automatic transaction categorization and periodic briefings run in the background; if you prefer that your transaction descriptions not be processed by our AI provider, disable AI features in Settings or contact us at [email protected].

5. Data Security and Encryption

We implement defense-in-depth security. The following table describes the specific controls applied to each data category:

DataEncryption StandardWhere Keys Live
Passwordsbcrypt (cost 12) — one-way hash, cannot be reversedN/A — irreversible hash
Bank access tokens (Plaid)AES-256-GCM, 16-byte random IV per operation, GCM auth tag; encrypted before DB storageEnvironment secret (ENCRYPTION_KEY), never in DB or code
PM API keysAES-256-GCM, same schemeEnvironment secret
OAuth tokens (Google, OneDrive)AES-256-GCM, same schemeEnvironment secret
TOTP secrets (2FA)AES-256-GCM, same schemeEnvironment secret
Auth session tokensJWT signed with HS256; stored in httpOnly Secure SameSite=Lax cookiesJWT_SECRET environment secret
All data in transitTLS 1.2+ enforced via HSTSManaged by our hosting provider
Database at restInfrastructure-layer encryption (AES-256)Managed by our hosting provider
Uploaded documentsAES-256 at rest in encrypted object storageManaged by our storage provider

AES-256-GCM details: Each encryption call generates a fresh 16-byte (128-bit) cryptographically random initialization vector (IV). The GCM authentication tag (128-bit) is appended to detect any tampering with ciphertext. The stored format is iv:tag:ciphertext (all hex-encoded). The same plaintext encrypted twice produces different ciphertext due to the random IV.

Key rotation: Rotating the ENCRYPTION_KEY environment variable re-encrypts sensitive fields on next write. A re-encryption migration script is available for bulk rotation.

Separation of duties: The encryption key never appears in application logs, database records, or source control. Access is restricted to production environment configuration managed by the platform owner.

No security system is perfect. If you discover a vulnerability, please report it responsibly to [email protected]. We commit to acknowledging reports within 48 hours.

6. Tenant Records and Background Checks

FinancialHealth.io does not perform tenant background checks or credit checks, does not collect Social Security Numbers, and is not a consumer reporting agency (CRA) under the Fair Credit Reporting Act (FCRA, 15 U.S.C. § 1681 et seq.). We do not obtain, generate, transmit, or sell consumer reports.

  • The optional tenant "screening" fields in the app (such as an Approved / Pending / Denied status, credit score, or income) are notes you enter from your own records. We do not verify them or run any check.
  • If you screen applicants using a separate third-party service, you — as the landlord or property manager — are the "user" of those consumer reports under the FCRA and are solely responsible for FCRA compliance, including obtaining written authorization from applicants and providing adverse-action notices.

7. Payment Data and PCI-DSS

We do not collect, store, process, or transmit raw payment card data. All cardholder data (card numbers, CVVs, expiration dates) is handled exclusively by Stripe, Inc., a PCI-DSS Level 1 certified service provider. Our integration uses Stripe Elements, meaning card data flows directly from your browser to Stripe and never passes through our servers. We qualify as a SAQ A merchant — the lowest-risk PCI category.

ACH bank account details for rent payments are similarly held by Stripe Connect, not by us.

9. Your Rights

Depending on your location, you may have the following rights over your personal information:

All Users

  • Access: Request a copy of the personal data we hold about you
  • Correction: Request correction of inaccurate data
  • Deletion: Request deletion of your account and personal data (subject to legal retention obligations)
  • Portability: Export your data in JSON format from Settings → Data Export
  • Opt-out of marketing emails: Unsubscribe via the link in any email or from Settings

California Residents (CCPA / CPRA)

  • Right to know what categories of personal information we collect and how we use them
  • Right to opt out of the sale or sharing of personal information (we do not sell or share for advertising)
  • We honor Global Privacy Control (GPC) browser signals as a valid opt-out of sale/sharing — and because we do not sell or share your data, no change to our handling is required
  • Right to non-discrimination for exercising your privacy rights
  • Right to correct inaccurate personal information
  • Right to limit use of sensitive personal information (we do not collect Social Security Numbers; you can delete your data at any time)

EU / EEA Residents (GDPR)

  • Right of access (Article 15), rectification (Article 16), erasure (Article 17)
  • Right to restrict processing (Article 18) and data portability (Article 20)
  • Right to object to processing (Article 21)
  • Right to lodge a complaint with your local supervisory authority
  • Our lawful basis for processing is performance of a contract (your use of the service) and, where applicable, legitimate interests

To exercise any right, email [email protected]. We will respond within 30 days (or 45 days for complex GDPR requests with notice of extension).

10. Data Breach Notification

In the event of a security incident involving unauthorized access to your unencrypted personal data, we will:

  • Notify affected users by email within 72 hours of discovery (consistent with GDPR Article 33 and U.S. state breach notification laws)
  • Notify applicable state attorneys general as required by the breach notification law of your state of residence
  • Describe the nature of the breach, the data categories involved, steps we've taken to contain it, and protective actions you can take

Because bank access tokens, API tokens, and OAuth tokens are encrypted with AES-256-GCM, a database breach alone does not expose plaintext values of those fields. State breach notification laws vary on whether encrypted data triggers notification obligations.

11. Cookies

We use only functional cookies necessary to operate the platform — no advertising, behavioral tracking, or third-party analytics cookies. Specifically:

  • accessToken — httpOnly, Secure, SameSite=Lax; contains your JWT access token (2-hour expiry)
  • refreshToken — httpOnly, Secure, SameSite=Lax; used to obtain new access tokens (7-day expiry)

No third-party cookies, no cross-site tracking, no advertising pixels. See our Cookie Policy for full details.

12. Children's Privacy

FinancialHealth.io is designed for adults (18+) managing financial assets. We do not knowingly collect data from anyone under 18. If you believe a minor has provided us personal information, contact us and we will delete it promptly.

13. Changes to This Policy

We may update this policy as our product evolves. When we make material changes, we will notify you by email and display a notice in the platform at least 30 days before the changes take effect. Continued use after the effective date constitutes acceptance of the updated policy.
